Firstly, speak to a lender and/or a mortgage broker to determine if you qualify for a mortgage and if so, how much are you qualified for? Ask the lender to provide you with a dated pre-qualification letter, on their letterhead. If you do not know who to speak to, we can assist in providing some excellent choices for you. If you are going to be looking to purchase a condo vs. a single family home, ensure you tell your lender this as the condo fees will be factored in to your total amount that you are able to qualify for. Understand the different types of mortgages available and the options/penalties associated in the event that you wish to sell your property prior to the mortgage maturity date. It’s a good idea to get multiple quotes.

Needs & Wants List

Write down your list of needs and wants that you are looking for in your next home. This list will become increasingly important during the showing process as it will serve as a reminder of your priorities. You will have emotional connections to various properties but will they meet at least the top priorities you were looking for?


Research the different communities in Calgary and understand which area will best suit your family’s needs – now and in the future. Consider access to LRT/public transit, schools, commuting times, amenities and other considerations that might be important to you. Start Your Search!

The McCabe Hughes team will create an Auto Search which will send you new listings that match your identified criteria. Make a list of houses that interest you and we will go and look at them together!

The Offer

After looking at houses together, you have found the perfect one! This is an exciting step and now it’s time to put our expertise to work. At this point it is vital to understand the market, the recent sales, relevant comparables and any extenuating circumstances, before writing up the offer. This is where Livia and Brendan perform their due diligence and the negotiation process begins. The desired result is always a win/win situation for both the seller and the buyer, conducted in a respectful and professional manner.

The Execution of the Contract

Once a deal has been struck and contract is signed, there are conditions that must be met in a short time frame. The McCabe Hughes Team will assist you in managing the condition process and necessary paperwork, to ensure a successful and firm contract.

The Closing

Closing day (possession day) is getting near. The McCabe Hughes Team, in assistance with your lawyer, will help you manage the closing process.
